5.40 acres of property for sale in South Central Oregon, 20 miles East of Klamath Falls. Has power and well.
Great property with new well installed August of 2023. Power already on property. All new power lines and transformer, with a 100 amp service that can be upgraded to a 200 amp service when you build for a few hundred dollars. Property has standard septic approval. Unlike other properties in the area, this property has excellent soil, with some surface rocks on back portion of the property. This makes a big difference when drilling wells or installing septic systems because it gets very expensive when you need jack hammers to dig drain fields for septic systems.
The well is 730 feet deep and still needs pump system installed. The cost is between $12,000 and $16,000 depending on the type of system you choose. Average wells in the area cost between $70,000 and $100,000 with pump installed, if no problems when drilling. Plenty of good water in the area, but the wells are deep. Well prices are going up an average of $7,000 every year and probably a 1 to 2 year waiting list? This well was installed by the most reputable driller in the area, that has over 50 years in business drilling wells. This driller is meticulous about well logs when drilling and all logs are filed with the State of Oregon. Most wells in Oregon don't have accurate well logs, so you don't know if your well was done properly. Many cave in or go dry because they were installed incorrectly. You get what you pay for?
Standard septic systems cost around $12,000, if you have it installed by a licensed professional. I can usually install my own for half that price.
Includes a nice older fifth wheel travel trailer, with pole barn roof over it and deck. A 5000 gallon water storage tank that we fill every summer when vacationing there. Cost to fill is $300 dollars. New 20' cargo container and 100 yards of ¾ minus base rock on the property for driveway.

Current property taxes are $200 per year. You can build a home or install a manufactured home or just vacation with whats already there?
